A home inspection is a non-invasive, visual evaluation of a property’s structure and systems—from the roof to the foundation. It helps identify defects & safety issues in need of repair.


Common preparations home owners should make before a home inspection include:

  • Clear access to attic, crawl space, Electrical panels, and water heater 
  • Turn on utilities 
  • Replace light bulbs 
  • replace filters 
  • unlock any fence gates and doors
  • Secure pets


While it is not required, we highly recommend that you be present during the Home Inspection. This allows us to explain our findings in person and answer any questions you may have.


Absolutely. Even new homes can have

 defects and safety issues in need of repairs.

An 11th month warranty inspection is especially important before your builder warranty expires.

Here are some common reasons for a delay:

  • Large or complex properties may require additional review time. 
  • Older homes often have more components, defects, or safety concerns that need detailed documentation. 
  • Additional services such as 4-Point Inspections, Wind Mitigation Reports, mold testing, sewer scopes, or pool inspections can extend report preparation time. 
  • Limited access to certain areas during the inspection may require follow-up documentation or research. 
  • Poor weather conditions can delay portions of an inspection or photo documentation. 
  • Occupied homes can sometimes slow the inspection process due to limited accessibility. 
  • Utility issues (water, electric, HVAC systems not operational) may require re-evaluation or added notation. 
  • High inspection volume during busy seasons may occasionally impact turnaround times. 
  • Technical issues with inspection software, internet connectivity, or photo uploads may cause unexpected delays. 
  • Some findings require additional review to ensure accuracy and proper documentation. 
  • Reports requiring extensive photos, summaries, or recommendations may take longer to finalize. 
  • Same-day delivery may not always be possible for late afternoon or evening inspections. 
  • Safety concerns discovered during the inspection may require additional documentation and verification. 
  • If laboratory testing is performed (such as mold or air quality sampling), lab results may take additional time before the final report can be completed. 
  • Weekends may effect delivery time.
  • The goal is always quality over speed — every report is carefully prepared to provide clients with the most accurate information possible.
  • It is the clients responsibility to provide us with the time frame of their inspection period. While we strive to provide our reports in a timely manner, scheduling your inspection last minute may run the risk of not having enough time to provide reports. Please schedule your inspections as early in the inspection period as possible!


A sewer scope inspection is a specialized evaluation of a home’s underground sewer line using a high-resolution waterproof camera. The camera is inserted through an accessible cleanout 

or plumbing access point and travels through the sewer line to visually inspect its condition in real time.

This process allows the inspector (or licensed plumbing professional) to identify hidden issues that are not visible during a standard home inspection, including the portion of the plumbing system buried beneath the home and yard.

We recommend getting a sewer scope inspection on all homes built before 1975


A 4-point inspection and a wind mitigation inspection serve different purposes in Florida insurance. A 4-point inspection evaluates the condition of a home’s four main systems—roof, electrical, plumbing, and HVAC—to determine if the property is insurable, and it is often required for older homes. A wind mitigation inspection, on the other hand, assesses how well a home can withstand hurricanes by examining features like roof shape, roof-to-wall connections, and storm protection, and it is used to qualify for insurance discounts. In many cases, homeowners in South Florida need both inspections—one to secure coverage and the other to reduce their premium.
